We are planning a slum rehabilitation scheme in Chembur and a mega-city project in Panvel.

Srinivasan Gopalan, Chief Operating Officer (CFO & COO), The Wadhwa Group graduated from Mumbai University with a degree in Bachelors of Commerce and after graduation he has completed a CWA professional certification course. Gopalan has over 17 years of work experience in sales, marketing, finance, corporate planning, project evaluation and implementation. Prior to joining the Wadhwa Group, Mr. Gopalan was the CEO of Row2 Technologies, Life Science & Chemical organization. Prior to this, he was the VP -Operations at Chembourse International. Gopalan has also served a stint of 6 years with Gharda Chemicals Ltd. Gopalan heads the Finance Function and plays a leading role in decision making process in the organization.

Speaking with Yash Ved of IIFL, Srinivasan Gopalan says We are planning a slum rehabilitation scheme in Chembur and a mega-city project in Panvel.

Brief us about your current and upcoming projects?

We are planning to launch two major projects this year. One is under the slum rehabilitation scheme in Chembur and the other is a mega-city project in Panvel. About 2mn sqft will be launched in September for the Chembur project .The Panvel project spreads across 550 acres of land which will be a multi-tenant development including Residential, Commercial, Retail, Hospitality and asset class development.

The project is proposed to be developed as a planned and integrated mixed-use township with a unique combination of urban infrastructure in a harmonious natural setting with the hills of Matheran at the backdrop. The project is expected to comprise over 24 mn of development with bird parks, wildlife safaris, theme parks, adventure sports and naturopathy resorts making the township an ideal destination for a life amidst nature and also a perfect weekend destination for the people of Mumbai and Pune.  

What is your revenue mix in terms of residential and other asset classes?

About 70% is on the residential side and 30% other asset classes such as commercial high end projects and residential to medium high end projects.

What is your outlook on real estate prices?

The real estate prices will increase further in the coming months

Brief us about the highlights of The Capital project?

The company is also in talks with PE firms for One BKC project.

What are the major challenges faced by the real estate developers?

The major challenges are the permissions for the projects. We want a single window clearance for projects.

Are you planning an IPO or any stake sale plans?

There will be neither dilution of stake nor IPO.
