- The RBI policy announcement today was in line with expectations in terms of raising the policy rate by 35bps and keeping the policy stance unchanged. However, the policy tone was distinctly more hawkish than expected. When a central bank combines its sanguine view on growth with continued concerns on inflation – particularly the persistence in core inflation – it suggests that it is prepared to continue its fight against inflation and has the space and willingness to raise rates further. The central bank emphasized that it is not ready to let up its inflation battle and aims to bring down inflation below 6% in the near term and then closer to 4% over the medium term.
- There were other signs in the governor’s statement that suggested that tightness in financial conditions could intensify going forward. While the RBI continued to re-iterate that it would continue to manage liquidity conditions through fine tunning operations, it cautioned markets to wean themselves off the surplus liquidity overhang and not take it for granted. - The 35 basis points rate hike by the RBI - the fifth consecutive rate hike this year - comes as no surprise. With repo rates now at 6.25%, there may be some repercussions on housing uptake. This hike will undoubtedly push up home loan interest rates, which had already crept up after four consecutive rate hikes this year. However, as long as interest rates remain in single digits (mainly within 9.5%) the impact on housing will at best be moderate. If they breach this point, we will see some real pressure on residential sales volumes in the months to come – especially in the affordable and lower mid-range housing segments.
- That said, it bears noting that the Indian housing market remains largely end-user driven. Unlike investors, end-users do not look for the lowest entry point but for the inherent value and benefits of homeownership. As long as end-users continue to significantly outnumber investors, interest rate-driven impacts on housing sales will not be very pronounced. Read more

- RBI has announced an increase in repo rate of 35 basis points. One basis point is .01%. This takes the repo rate to 6.25%. Standing Deposit Facility Rate and Marginal Standing Facility Rate were also increased by 35 basis points to 6% and 6.5% respectively. RBI Governor said that the more modest interest rate hike is because of slowing down of inflation. Consumer price inflation rate stood at 6.77% in October. The Governor added that inflation remains high and the battle against inflation will have to continue.
- 2023 is the year before General Elections. Inflation has been identified as a major factor that affects poll outcomes. In fact it has been found to be even a bigger factor than economic growth when it comes to affecting poll outcomes. The Government will therefore try to lower inflation rate over the next one year. It may make lowering inflation rate the top priority over the next one year. At the same time it needs to keep economic growth in check so that unemployment rate does not shoot up further. Much of inflation that India is currently seeing is supply side one. So RBI can do little when it comes to lowering the inflation rate. This is clearly visible now. Even after 5 successive interest rate hikes this year, the central bank has still not succeeded in bringing inflation rate significantly down. Read more
