CapitaLand looking to increase its Indian real estate portfolio

According to Sanjeev Dasgupta, CEO of CapitaLand Investment India and CapitaLand India Trust, Singapore-based CapitaLand is looking to develop the renewable energy sector as well as its portfolio of office and industrial parks.

Currently, the corporation has 7.5 million square feet of industrial parks and around 22 million square feet of business parks. In the following three years, the portfolio will be expanded to 50 million square feet.

We are still in the very early phases of appraising real estate credit. We are introducing this for the first time, and Australia should shortly be up and running. Because lending to real estate has become much more expensive and scarcer since the NBFC crisis, India is a very logical region to grow this industry, according to Dasgupta who talked to ET.

The company intends to fund both residential and commercial projects, keeping the fund size between $100 million and $200 million.

CapitaLand Investment Limited (CLI), a worldwide real estate investment management (REIM) with a major presence in Asia, is headquartered in Singapore and is publicly traded there.

As of March 31, 2023, CLI managed real estate assets of $133 billion, real estate funds worth S$89 billion, and more than 30 private vehicles in Asia Pacific, Europe, and the United States. These assets were held by six listed real estate investment trusts and business trusts.

‘We have high hopes for India’s economic future. A lot of ancillary demand has been generated by the infrastructure push that has been made. Additionally, the entire shift of production to Asia has increased demand, according to Dasgupta.

With a portfolio of over 20 commercial and IT parks, industrial, housing, and logistics properties spread throughout seven Indian cities (Bangalore, Chennai, Goa, Gurgaon, Hyderabad, Mumbai, and Pune), CapitaLand has a significant presence there.
